MOHALI: The Greater Mohali Area Development Authority (Gmada) will charge only the construction cost for flats to be given to the economically weaker section (EWS) and will exclude the land cost. The economically weaker section (EWS) housing policy has been rolled out after the Punjab cabinet approved the policy.

In total, Gmada will construct 22,000 flats for the EWS, for which the authority has already acquired 230 acres of land for the project. A detailed project report has already been prepared by Gmada.

Gmada chief administrator (CA) Pradeep Kumar Agrawal said, “The project has been rolled after a nod from Punjab cabinet. The detailed project report is also ready and the estimate cost of the project is being calculated. We are waiting for the policy to be notified to start the construction.”

Gmada took 230 acres of land from 46 builders at various sectors five years ago as part of the economically weaker section (EWS) housing policy, but the authority has failed to build 22,000 housing units, leaving the poor in the lurch.

According to the sources, Gmada will initially build houses in four townships on about 54 acres of land i.e. 13.49 acres in Aerocity, 17.48 acres in IT city, 3.60 acres in Eco-City I and 20.17 acres in Eco-City II. As many as seven houses will be built with four floors, including ground floor, on about one acre of land. The house will be sold to the poor at Rs 10 lakh per house.

According to the policy papers, these houses would be constructed in reasonably-sized pockets, along with social infrastructure, such as schools, community centres and dispensaries, at convenient locations to ensure comfortable living for the beneficiaries.

The houses would be constructed with the latest brickless technology. They will be offered to eligible families, who will be financed by banks at affordable monthly installment rates.

The family income of the EWS beneficiary should not be more than Rs 3 lakh per annum from all sources, as revised by the Government of India or Government of Punjab from time-to-time.

Eligible applicants will have to furnish proof of birth in Punjab or 10 years’ stay in the state from the date of application such as Aadhaar card, copy of ration card, extract of voter list, copy of driving licence, passport etc.
